Dorian Gray Property Management and our tenant-facing brand Dorian Gray Apartments are committed to the letter and the spirit of fair-housing law. We provide housing services without regard to protected characteristics, and we apply the same screening, leasing, and management standards to every applicant and tenant.
Federal protected classes
Under the federal Fair Housing Act, it is illegal to discriminate in the sale, rental, or financing of housing — or in any aspect of a residential transaction — based on:
- Race
- Color
- National origin
- Religion
- Sex (including gender identity and sexual orientation)
- Familial status (including children under 18 living with parents or guardians, and pregnancy)
- Disability
Ohio additional protections
Ohio state law and many local ordinances protect additional classes. We treat all of these as protected, including:
- Marital status
- Status with regard to public assistance, including Section 8 housing vouchers and other lawful sources of income
- Sexual orientation
- Gender identity and gender expression
- Age (in housing contexts not specifically permitted by law)
- Creed
Source-of-income discrimination is illegal in Ohio. We accept Section 8 vouchers, Bridges, and other voucher and subsidy programs, and we apply the same screening standards to voucher holders as we do to any other applicant.
How we screen
Our standard screening criteria are applied consistently to every applicant:
- Income — gross monthly income at approximately 2.5× monthly rent. Voucher payments count as income on equal footing with employment income.
- Rental history — verifiable references for the past three years, with no recent unresolved evictions for nonpayment.
- Background — basic criminal background screening, with case-by-case review per HUD guidance on the use of criminal records in tenant screening.
- Credit — basic credit review focused on patterns rather than score thresholds.
We document our screening decisions and retain those records to demonstrate consistent application across applicants.
Reasonable accommodations
We provide reasonable accommodations and modifications for qualified applicants and tenants with disabilities, as required by the Fair Housing Act and Ohio law. This includes:
- Modifications to a unit at the tenant's expense (with our cooperation)
- Service and emotional support animals, exempt from pet rent and pet deposits
- Adjustments to standard policies when necessary to provide equal access
- Communication adjustments for tenants with sensory or cognitive disabilities

Advertising
We list rental properties on Zillow, Trulia, HotPads, and other public marketplaces. Our listings:
- Describe the property and its features without expressing or implying preferences for protected classes
- State that we accept vouchers and lawful sources of income
- Include the standard fair-housing logo and language where the platform supports it
- Are reviewed before posting for compliance
